New minimum rental standards have taken effect in Queensland, aiming to clarify and raise the living conditions for renters. Previously, the law required properties to be fit for habitation and well-maintained, but the new regulations provide more detailed guidelines. These standards first applied to new tenancies starting 1 September 2023, and as of 1 September 2024, they will apply to all rental properties in the state.
Under the new rules, all rental properties must be weatherproof, structurally sound, and have locks on windows and doors. They must also be free of vermin, damp, and mould, and have functioning plumbing, drainage, and kitchen and laundry facilities where applicable. Fixtures and fittings must be in good repair, and privacy coverings must be provided.
The Real Estate Institute of Queensland (REIQ), which played a key role in developing these standards, supports the new regulations. REIQ CEO Antonia Mercorella emphasized that these standards are crucial for ensuring tenant safety and reducing liability risks for property owners. The increased clarity aims to strengthen relationships between tenants and property owners by eliminating ambiguities that could lead to disputes over repairs and improvements.
