With drinks in hand and a shared commitment to the future of our sector, attendees had the opportunity to connect with like-minded investors, learn from one another, and reflect on the results of the newly released 2025 PIPA Annual Investor Sentiment Survey — now in its 11th year.
The Numbers Tell a Story — And It's a Wake-Up Call
- Key insights from this year’s PIPA survey revealed a worsening trend in investor exits that threatens to deepen Australia’s rental crisis.
- 16.7% of investors sold at least one property in the past year — the highest figure since tracking began, up from 14.1% in 2024 and 12.1% in 2023.
- Of those sold, just 42% stayed in the rental market. The rest were purchased by owner-occupiers or first-home buyers, permanently shrinking rental supply.
- In Victoria, nearly 1 in 3 investors sold a property, driven by increased land tax, rental reforms, and compliance uncertainty.
- 53% of investors say they would stop investing if negative gearing changes were introduced, while 35% would exit the market if the CGT discount was reduced.
- Despite these challenges, almost 60% of investors still believe now is a good time to invest — but confidence is fragile and under threat from poorly communicated policies and mounting financial pressure.
