THE NSW GOVERNMENT IS CHOKING SMALL RENTAL ACCOMMODATION PROVIDERS - SAY NO TO THE NSW RENTAL LAW REFORMS - SUPPORT SMALL PROPERTY PROVIDERS
The NSW Residential Tenancies Amendment Regulation 2025 takes effect on 19 May 2025 and while tenants are celebrating, it’s a serious blow to small rental accommodation providers.
The NSW Tenants’ Union is marking the day with a “No More No Grounds” celebration in Martin Place complete with taxpayer-funded cake.
That’s right: public funds are being used to celebrate new rental laws that threaten the livelihoods of hundred of thousands of existing small scale landlords. And the future investment of tens of billions to add to the private rental supply pool.
These reforms introduce sweeping changes — from how tenancies are terminated, to how rent is paid, rules around pets, and increased penalties — all heavily favouring tenants.
But the most damaging change? The abolishment of “no grounds” evictions.
Despite strong, evidence-based opposition from PICA and countless property owners, and despite clear community concern (evident in the flood of critical comments during the Commissioner’s presentation, which were later removed), the NSW Government pushed these reforms through unchanged.
These laws don’t just affect landlords, they impact rental supply, reduce investment, and will likely drive up rents for everyone.
The message to small property providers is clear: you’re not being heard.
But the fight isn’t over.
